Cost factors
What affects the price? Ask after inspection.
No reliable Dallas water damage price can be given before a provider inspects the property. This page explains the factors they should check, and the questions to ask before you agree to any work.

Direct answer: there is no set price on this site
We are an independent referral service, not the restoration provider, and we do not set prices. A provider must inspect the property before giving a written estimate. Any price quoted without inspection is, at best, a guess — and it can change once hidden water, damaged materials or extra drying time are found.
Factors a provider should check before quoting
- Water category: clean supply water, grey water from appliances, or contaminated water from sewage or outside flooding. Contaminated water needs different handling and removal.
- How far the water spread: visible wet areas are only part of the picture. Moisture can travel into drywall, insulation, subfloors and wall cavities.
- Rooms and materials affected: hard floors, carpet, drywall, insulation, cabinets and framing dry — and are repaired — differently.
- How long it stayed wet: water left standing for longer can mean more material removal and a higher risk of secondary moisture damage.
- Drying time and equipment: extraction, air movers, dehumidifiers and moisture checks over several days are part of the scope, not an add-on.
- What is repair, not drying: drying a structure and rebuilding it (new drywall, flooring or paint) are separate scopes, sometimes by separate specialists.
Questions to ask before you agree
- What did the moisture inspection find, room by room?
- Is the estimate itemised — extraction, drying, removal, cleaning and rebuild separately?
- What happens if hidden moisture is found after work starts?
- How will drying be verified — with moisture readings, not just by touch or by time?
- What documentation will you receive for your insurer?
Insurance note
Coverage depends entirely on your policy and insurer. Sudden plumbing damage and rising floodwater are often treated differently. Ask your insurer what documentation they need, and keep photos, timelines and every written estimate. See our insurance documentation guide for what to record.
