Water mitigation vs. restoration.

Two stages of the same job — and why it helps to know which one you're paying for.

Mitigation: stop the damage from growing

Mitigation is the early, urgent stage. It usually focuses on stopping the source, removing standing water, and drying the structure so moisture doesn't spread further.

  • Water extraction and removal of soaked materials that can't be saved
  • Air movers and dehumidifiers to dry floors, walls and framing
  • Moisture readings to track drying progress

Restoration: put the property back

Restoration happens once the structure is dry. It covers repairs such as replacing drywall, flooring, baseboards, cabinets and paint.

Why the difference matters

  • Some providers do only mitigation; others also handle rebuild work. Ask which they offer.
  • Estimates and insurance paperwork often treat the two stages separately.
  • Starting repairs before materials are dry can trap moisture inside walls and floors.

Every provider and policy is different. Confirm scope, pricing and coverage directly with the provider and your insurer.
