Common reasons to seek help
- Corroded tank bottoms on older units
- Leaking temperature and pressure (T&P) relief valves or discharge lines
- Loose or failed supply connections and drain valves
- Overflowing or missing drain pans under attic and closet units
- Freeze damage to lines feeding garage or attic heaters
Where Dallas water heaters are and why it matters
Many Dallas-area homes, especially those built from the 1970s on, have gas water heaters in the garage, often on a raised platform. Others place the heater in an interior utility closet or in the attic to save floor space. A garage leak mostly affects the garage slab and the shared wall with the house. A closet leak can soak hallway flooring and wall bottoms. An attic leak is the most damaging because water travels through insulation and ceiling drywall into the rooms below.
Attic and closet units are typically installed with a drain pan underneath, but a pan only helps if it is intact and its drain line is clear. A pan full of rust or debris is a warning sign worth showing a plumber.
Shutting a water heater down safely
The cold-water inlet valve is normally on the pipe entering the top of the tank. Turning it off stops new water from entering, but the tank can still drain what it holds. If you cannot reach that valve safely, close the house main shutoff. Do not open the T&P valve or drain the tank yourself unless you know how; the water can be scalding.
Electric units should have power cut at the breaker panel. Gas units have a control knob or valve on the gas line. If there is any smell of gas, do not touch switches; leave and call from outside.

Slow leaks are common and easy to miss: rust streaks on the tank, a damp ring on the garage floor, swollen baseboards or door casings near a utility closet, a musty smell, or a ceiling stain under the attic unit that gets bigger over weeks. Rusty or discolored hot water and popping noises can also point to an aging tank.
Because slow leaks can wet framing and flooring for a long time before anyone notices, ask the provider to check behind and under the closet, the wall shared with the garage, and any cabinets nearby.
Plumber first, then drying
In Texas, plumbing work is regulated by the Texas State Board of Plumbing Examiners, and replacing a water heater usually involves connections to water, gas or electric and venting. A plumber handles that work. Drying the surrounding structure is a separate job, and the two can be scheduled the same day if both are available.
Ask the restoration provider how it will protect the new heater area during drying, whether any drywall must be opened to dry the wall cavity, and how it will document moisture for your records.

Safety first
Turn off the cold-water valve on top of the heater if you can reach it without standing in water. For an electric heater, switch off its breaker; for a gas heater, turn the gas control to off. If you smell gas, leave the house and call Atmos Energy or 911 from outside.
For immediate threats to life, fire, gas or structural collapse, call 911. This is general information, not an emergency diagnosis.
What an independent provider may assess
A plumber repairs or replaces the heater. A restoration provider may check drywall around the heater closet, ceilings below attic units, garage walls, nearby flooring, cabinets and baseboards for spread moisture.
Ask the selected provider for a written assessment, proof of qualifications where applicable, the estimated scope and how work will be documented. We do not conduct inspections or own restoration equipment.
Insurance documentation
Photograph the heater, its label and the leak, and keep the failed part or the plumber's report. Many policies treat sudden leaks differently from a slow leak that was ignored, so report it promptly.
Coverage is determined by the insurer and policy, not by Veterans Water Restoration.
Water Heater Leak Cleanup FAQ
Can a leaking water heater be repaired?
Leaks at a valve or fitting can sometimes be repaired. A leak from the tank itself usually means the heater needs replacement. A licensed plumber can tell you which applies.
Why is my ceiling wet under the attic water heater?
The drain pan may be overflowing, rusted through or missing a drain line, or a fitting above the pan may be leaking. Shut off the water to the heater and have a plumber check it.
How far can water from a water heater spread?
Water can travel under walls into neighboring rooms, beneath laminate and carpet pad, and into cabinet bases. Moisture meters show the real extent.
Do I need a restoration company if the plumber already fixed the heater?
If water reached drywall, flooring, cabinets or ceilings, it is worth having moisture measured. Materials can look dry while staying wet inside.
Questions worth asking
Is a restoration crew guaranteed?
No. We connect visitors with independent providers when possible; availability, scheduling and prices are their responsibility.
Do I need an inspection before a price?
An independent provider may need to assess water source, affected materials and contamination before issuing a reliable estimate.
